New Forms to Claim The First-Time Homebuyer Tax Credit

The new forms to submit when claiming the first time homebuyer tax credit have finally been released! Form 5405 will now be needed when submitting a tax claim, and this is likely mainly due to the large numbers of tax fraud we were experiencing in res
ponse to the First Time Homebuyer tax credit. Please be sure to file this along with your claim, so you don’t experience any sort of delay in claiming your credit!

“Form 5405, First-Time Homebuyer Credit and Repayment of the Credit” can be downloaded from the IRS web site.
First-time buyers will have to send a copy (keep your originals!) of one of these documents to back up their claim to the tax credit:
- A copy of their HUD-1 Settlement Statement, complete with dates and signed by all parties.
- Mobile-home buyers can send in a copy of their signed, dated and fully executed sales contract.
- New-home buyers who don’t have a HUD-1 settlement statment must send in a copy of the certificate of occupancy.
All of these documents need to show names, dates, addresses, signatures, and prices.

The experience of my clients thus far has been that getting the credit has been fairly painless. I hope that this will continue through the extension of the credit in 2010, but I would love any feedback you may have!

MONTAGUE MILLER & COMPANY REALTOR SASHA FARMER RECEIVES NATIONAL HONOR- CRS DESIGNATION
Charlottesville, Va– The CRS (Certified Residential Specialist) Designation is the highest designation that can be achieved in the field of residential real estate. It is awarded based upon sales volume and field experience, combined with advanced education, knowledge, and expertise of the real estate profession. Montague, Miller & Company agent Sasha Farmer of the Downtown Charlottesville office has just received this designation. Awarded by the National Association of Realtors, fewer than 4% of real estate agents ever achieve this honor.
Experience, education, and ethics are what set recipients of the Certified Residential Specialist (CRS) designation apart from other real estate agents. According to the CRS website, www.crs.com, “To earn the Certified Residential Specialist (CRS) Designation, every REALTOR must have significant experience and demonstrate volume of real estate transactions or gross sales, as well as complete rigorous educational requirements.” CRS designees are also required to maintain their memberships in the National Association of REALTORS, which requires adherence to a strict code of ethics.
Originally from Northern Virginia, Sasha chose Charlottesville as her permanent home after falling in love with the city during her undergraduate years at the University of Virginia. Sasha specializes in representing home buyers, home sellers, corporate transferees, and University of Virginia faculty, students, and staff. Sasha prides herself on a strong commitment to the community, and spends numerous hours volunteering for organizations such as Computers4Kids, the Junior League of Charlottesville, Charlottesville/Albemarle SPCA, the United Way, and Habitat for Humanity. Sasha is also a 2009 graduate of Leadership Charlottesville, a Chamber of Commerce program designed to build an active corps of engaged and dedicated civic leaders.
Since joining Montague, Miller & Company, Sasha has been actively involved with the Realtor Advisory Council and awarded the title of Top Producer on numerous occasions. Sasha has also been honored as co-recipient of the Rookie of the Year Award given by the Charlottesville Area Association of Realtors (CAAR), and serves as Chair of their Technology Committee.
